Kitchen Remodeling Arlington, VA

This project came with a very tall order from the homeowners: more space (existing kitchen was buried between (2) full height concrete walls with a kitchen depth just a little over 5’), unique modern décor, and integration of a small existing kitchen and dining room into a open space large enough to have Thanksgiving dinner in with the whole family. Of course we prevailed, this ultra sheik space speaks modern DC & Arlington living with enough built in functionality to entertain.

1 – REMOVAL/DEMOLITION:

Removed (2) full height concrete walls separating existing kitchen & dining room. Removed kitchen flooring and kept dining room engineered hardwood. Removed steel framed door & doorway leading to basement steps from kitchen. Removed existing dropped ceiling in kitchen area, kitchen cabinets, laminate countertops, kitchen sink, kitchen faucet, removed cast iron & copper plumbing lines in concrete walls that were removed and capped off lines, and removed & capped off electrical lines.

2 – PREPARATION:

Framed out the new peninsula area wall to allow for longer cabinetry run reducing the size of the pass through between the new kitchen and the living room. Framed out for built in tiled bench seating, and built base for marble table top. Prepared all existing walls & ceiling for painting (mudded & sanded protrusion points), replaced drywall/mudded/sanded all areas that were demolished & re-built.

3 – PLUMBING

Relocated the existing gas line for a 36” slide in range. Installed icemaker line for the new fridge. Relocated plumbing piping in concrete walls that were removed. Moved plumbing lines for new dishwasher location. Installed 18/10 stainless steel undermount sink with a contemporary gooseneck pull out chrome faucet and soap dispenser. Installed a commercial disposal system.

4 – ELECTRICAL:

Installed (8) halogen square chrome surface mount lights (had to be surface mount lights due to the fact that the ceilings were concrete and we could not install recessed lights) in kitchen & seating/wine bar area with multiple zones & dimmers, installed (1) 150 watt dome light on its own zone with dimmer, installed a Casablanca chrome high speed fan with black espresso blades to match cabinets, installed GFI outlets spaced for homeowners convenience & to meet code throughout new kitchen area, installed duct work for canopy island hood to vent, and installed designated appliance lines for new appliance specifications & code.

5 – FLOOR TILE:

The homeowners decided to keep the engineered hardwood flooring in the existing dining room due to the budget. This was a tricky one, we had to find the same engineered wood to use where the old kitchen tile was removed & the flooring had to be notched in to be consistent with the old engineered wood in the new combined space.

6 – CABINETS:

¾” plywood platinum spec. level grade, birch wood species (mix of painted white cabinetry & stained espresso cabinetry)/ full overlay shaker& slab style doors & drawers allowing 1/16” space between doors & drawers, european frameless construction, custom peninsula cabinet (door access from left and right side/pull out under microwave oven drawer/large drawer for storage under the microwave,blind corner cabinet with rear peninsula door access)built in fridge pantry cabinet customized with (2) full extension cushion close full height pantry spice pull outs to the left and right of fridge(if facing the fridge the left full height spice pull out had to be notched around a load bearing concrete column and paneled to hide column) /cabinet depth fridge with above cabinets brought out to fridge depth for built in look, loose door installed on wall to hide electrical panel, angled base & upper cabinet to the left of sink if facing, 36” sink base, pull out trash can, (1) cutlery drawer, (2) upper pull out spice cabinets the left and right of the slide in range with cushion close to mimic the look of the fridge area, wine bar area with beverage fridge and wine rack, custom cut baseboards and angled shelves out of cabinetry material, all drawers are full extension with heavy duty under mount cushion close glides, all cabinet doors are cushion close, and all base cabinets have full extention roll out shelves with cushion close glides.

7 – EXOTIC GRANITE 3cm COUNTERTOP:

Installed Syline marble countertops throughout kitchen, wine/beverage bar, custom built table, and angled upper shelves above 90 degree corner of table and bench seating. Quarter round edge detail throughout entire kitchen. Installed, templated & fabricated for homeowners.

8 – BACKSPLASH/WAINSCOATING:

Installed mosaic true body rectified porcelain tile made in Italy. Ad mix used with grout to ensure color continuity and pre treating grout throughout during mixture for stain & anti mold resistance. Ran porcelain mosaic tile in war bar area to load bearing concrete ceiling column & finished off exposed edge of tile with compound in pass through to make the tile look recessed into the wall from side exposure of pass through, tiled full height wall on the peninsula side with the same above technique for exposed edge of tile discussed in above line, tiled sink run going into door way/ window & above slide in range , and installed stainless receptacles & light switch plates on entire backslash. Tiled extended custom built bench seat and table base with elongated 12”x24” rectified true body porcelain tile made in Italy with credit card grout lines.

9 – APPLIANCES

Installed a 24” stainless steel under cabinet microwave drawer, Installed a stainless steel cabinet depth 36” fridge, 30” stainless steel slide in range, 600CFM low profile under cabinet hood, and a stainless steel beverage fridge.
