Bathroom Remodeling Springfield, VA

With a bathroom that was over 5’+ shorter that the redesigned bathroom these homeowners wanted a true master bathroom expansion. To create the extra space we had to work around modified HVAC duct work by creating a bench area next to the vanity expansion from a single sink to a double sink to give the master bathroom that open feel. The homeowners wanted a nice shower, but the ability to bathe. Therefore the European built in tub/shower was established from a design perspective. A clean fresh look is what they wanted, and that is exactly what we gave them.
1 – REMOVAL/DEMOLITION:

Removed existing door framing & header to allow for build out. Removed existing closet framing & header for build out. All other bathroom components were removed, including old tub area

2 – PREPARATION:

Framed in for new door way with the master bathroom expansion. Framed in and around HVAC duct work that was re-routed, but to meet code it had to be above floor level therefore creating the vanity bench area. Framed in for new drop in tub as opposed to free standing existing unit. Screwed down sub floor to floor joists. Installed ½” cement boards on bathroom floor, built in soaking tub & shower/tub walls. Installed recessed niches in shower for storage. Prepared all existing walls & ceiling for painting (mudded & sanded protrusion points), replaced drywall/mudded/sanded all areas that were demolished and rebuilt.

3 – PLUMBING

Installed new shower/tub valve cast brass. Installed chrome gooseneck faucets, chrome kohler water tile, chrome tub faucet, and chrome rain shower with internal 4 head configuration.

4 – ELECTRICAL:

Installed 6” halogen 90 watt 38 par flood recessed lights, (1) decorative fan light ( including running the venting for duct work), and installing (1) vanity light.

5 – FLOOR TILE:

Installed 18”x18” travertine honed & filled tile at a 1/16” grout line on bathroom floor/walls (42” in height) with finished dome pencil, and shower/tub walls with broken joint/brick lay. Installed emperdor dark marble tile on built in tub area and shower niches. Ad-mix used with grout to ensure color continuity by treating grout throughout to be anti stain/ anti mold resistant, and commercial grade natural stone sealer.

6 – VANITY CABINETS:

Installed cream glazed detailed door vanity. Premium ¾” plywood construction platinum spec.

7 – EXOTIC GRANITE 3cm COUNTERTOP:

Installed emperdor dark marble exotic countertop with clean flat polish edge detail, and (2) rectangular European under mount white porcelain sinks.

8 – BATHROOM HARDWARE:

Installed (2) single mount sleek chrome vanity faucets, (1) chrome water tile with diverter, (1) chrome tub spout, (1) chrome towel bar, (1) chrome flush mount ceiling rain shower, and (1) chrome toilet paper holder.
